This gem is situated approximately 40km north of the coastal town of Xai-Xai, along the pristine shores of the Indian Ocean on the Southern coast of Mozambique, nestled between breathtaking freshwater lakes, lush forests and the ocean.

This tropical getaway is situated on 13ha of pristine, crystal clear coastline, with unspoilt sand dunes and endlessly breathtaking wide beaches. Sunbathing, safe swimming and snorkelling may be enjoyed directly from each Villa.

BUILDING STYLES

Within the villages, all sites will be positioned in a manner to ensure a sea view and, where possible, a beach view as well. All sites will be able to make use of the beautiful swimming and snorkeling areas. The preparation of the building sites will be done in a way to ensure minimal damage to natural Flora.

The living and sleeping areas will be connected by elevated timber walkways. The design of Villa nu Mar is done in such a way to have the minimum environmental footprint on the sensitive dune habitat. In order to support the local economy, local materials and indigenous timber (supplied by approved suppliers) will be used in the building process as well as local Jekka thatched roofs. The villas will follow a traditional Mozambique style finish so to fit into the local environment.

All villas will be designed to emphasise privacy as much as possible. Services will include roads which will be accessible for 2x4 vehicles. The Mozambique Electricity provider will supply electrical power. Launching and retrieving of private boats will be allowed from a registered launching area 5km from Villa Nu Mar. Boathouses will be built on request. Boathouses are included in all properties that are owned fractionally.

FULL TITLE OWNERSHIP

Potential investors have no need to be afraid of investing in an African economy. It is true that most African countries have complex business environments and Mozambique is no different. However, investment is welcomed and as long as you do your homework, there is no reason you shouldn’t have anything but pleasure from a property investment there.

All land in Mozambique is the property of the state and cannot be bought, sold, mortgaged or transacted. Land-holding follows a lease-type arrangement, based on contracts which are valid for up to 50 years, and are renewable.

So can you legally invest in property in Mozambique? Yes! It’s possible to live your dream in this unique part of Africa. Foreign individuals cannot own land in Mozambique unless they have been resident for more than 5 years or have a properly authorised investment project for development. Companies incorporated and registered in Mozambique can apply for land in Mozambique without having a Mozambican partner. Most importantly, while land is the property of the state and cannot be sold, holders of the land may sell the improvements on the land.

In other words, anything which has been built or developed on the land can be sold, and the underlying land is then transferred with the property or infrastructure. In this way, the land which is under a property remains the state’s while the building changes ownership. Provided the transfer has been correctly registered and approved, the land title then moves to the new owner for the remainder of its validity period.
